Design notes
- Shared space about 10 m wide: the living room is 4.7 m wide, and chairs at both ends of the dining table still leave a walkway.
- Two balconies with separate jobs: the 3.2 m front balcony joins the living room; the 1.6 m utility balcony joins the kitchen and holds the washer.
- Main bedroom 3.84 m wide with its own bathroom: the bed sits against a wall, with a full row of wardrobe space beside the bathroom.
Room sizes
- Main bedroom: 3.84 × 3.34 m, 10.0 m² (3.0 ping) (Area excludes the en-suite bathroom)
- En-suite bathroom: 1.28 × 1.88 m, 2.4 m² (0.7 ping)
- Bedroom 1: 2.23 × 3.34 m, 7.4 m² (2.2 ping)
- Bedroom 2: 2.09 × 3.34 m, 7.0 m² (2.1 ping)
- Guest bathroom: 1.28 × 2.04 m, 2.6 m² (0.8 ping)
- Living room: about 4.70 × 2.84 m, 13.3 m² (4.0 ping)
- Dining and kitchen: about 5.10 × 2.84 m, 14.5 m² (4.4 ping)
- Front balcony: 3.20 × 1.00 m, 3.2 m² (1.0 ping)
- Utility balcony: 1.60 × 1.00 m, 1.6 m² (0.5 ping)
How the area is counted
- Outline area about 71.2 m² (21.6 ping): measured on wall center lines, balconies included, shared facilities excluded.
- The ping in the title is the deed area. The 28.2% shared-facility ratio is an estimate and varies a lot between buildings.
- Room sizes are wall to wall. Living and dining areas have no dividing wall, so they are marked “about”.
What to know in 3D
This is a sample layout drawn by KeepOnFirst, not the plan of any real building. Ping figures and shared-facility ratios are estimates. Check the builder’s plan and measure on site for real sizes.
- The front door has no opening in 3D. It is only drawn on the sample plan; in 3D you see the entry floor tiles.
- Balcony edges show as solid walls in 3D, not railings.
