Design notes
- En-suite main bedroom: the bathroom is inside the room, so no morning queue with the family.
- The two small bedrooms are 2.54 m wide: a single bed on one wall, a desk on the other, and space to walk between.
- The trade-off is the living room: about 3.04 m wide, with about 1.7 m from TV unit to sofa, which is close. For a bigger TV, move the sofa toward the dining area in 3D and check the walkway.
Room sizes
- Main bedroom: 4.24 × 3.14 m, 10.2 m² (3.1 ping) (Area excludes the en-suite bathroom)
- En-suite bathroom: 1.24 × 2.04 m, 2.5 m² (0.8 ping)
- Bedroom 1: 2.54 × 3.14 m, 8.0 m² (2.4 ping)
- Bedroom 2: 2.54 × 2.94 m, 7.5 m² (2.3 ping)
- Guest bathroom: 1.38 × 2.14 m, 3.0 m² (0.9 ping)
- Living room: about 3.04 × 2.94 m, 8.9 m² (2.7 ping)
- Dining and kitchen: about 2.70 × 2.94 m, 7.9 m² (2.4 ping)
- Balcony: 2.80 × 1.00 m, 2.8 m² (0.8 ping)
How the area is counted
- Outline area about 58.6 m² (17.7 ping): measured on wall center lines, balconies included, shared facilities excluded.
- The ping in the title is the deed area. The 29% shared-facility ratio is an estimate and varies a lot between buildings.
- Room sizes are wall to wall. Living and dining areas have no dividing wall, so they are marked “about”.
What to know in 3D
This is a sample layout drawn by KeepOnFirst, not the plan of any real building. Ping figures and shared-facility ratios are estimates. Check the builder’s plan and measure on site for real sizes.
- The front door has no opening in 3D. It is only drawn on the sample plan; in 3D you see the entry floor tiles.
- Balcony edges show as solid walls in 3D, not railings.
