40-ping 4-bedroom floor plan: en-suite main bedroom, three more rooms, two balconies

A sample 4-bedroom, 2-bath layout for a 40-ping deed area with an estimated 29% shared-facility ratio. Indoors plus balconies is about 93 m² (28.2 ping). The main bedroom is en suite, with its own bathroom inside. The other three bedrooms are each 2.84 m wide, enough for a double bed or a single bed with a desk, so they work as kids’ rooms, a room for parents, or a study. Living and dining share one open space. The front balcony joins the living room and the utility balcony joins the kitchen. Press “Open in 3D” to try your own furniture sizes.

Design notes

  • The three other bedrooms are all 2.84 m wide: Bedroom 1 takes a double bed and a wardrobe; Bedrooms 2 and 3 take a single bed, a desk, and a wardrobe.
  • Living room is about 3.94 m wide: about 2.5 m from TV unit to sofa front, so a big TV is not too close.
  • The trade-off is circulation: Bedroom 2 opens to the dining area and Bedroom 3 to the living room. No hallway means a bigger shared space.

How the area is counted

  • Outline area about 93.4 m² (28.2 ping): measured on wall center lines, balconies included, shared facilities excluded.
  • The ping in the title is the deed area. The 29.4% shared-facility ratio is an estimate and varies a lot between buildings.
  • Room sizes are wall to wall. Living and dining areas have no dividing wall, so they are marked “about”.

What to know in 3D

This is a sample layout drawn by KeepOnFirst, not the plan of any real building. Ping figures and shared-facility ratios are estimates. Check the builder’s plan and measure on site for real sizes.

  • The front door has no opening in 3D. It is only drawn on the sample plan; in 3D you see the entry floor tiles.
  • Balcony edges show as solid walls in 3D, not railings.
