20-ping 3-bedroom floor plan: 1 bath, same size as the 2-bedroom

A sample 3-bedroom, 1-living-room, 1-bath layout for a 20-ping deed area with an estimated 27% shared-facility ratio. Indoors plus the utility balcony is about 48 m² (14.5 ping), almost the same as the 20-ping 2-bedroom template. The extra bedroom comes out of the living room, the bathroom, and the balcony. From the front door, dining is on the left and the living room on the right. The three bedrooms, the bathroom, and the kitchen take the back half, with a utility balcony behind the kitchen. Design notes

  • The two small bedrooms are 2.24 m wide: a single bed on one wall and a 46 cm deep cabinet on the other leave about 70 to 80 cm between. No room for a desk.
  • Main bedroom is 3.24 m wide: a double bed leaves about 45 cm and 52 cm on the sides and about 70 cm at the foot, with the wardrobe on a side wall.
  • The trade-off is the living room and bathroom: the living room is about 2.34 m deep with about 1.8 m from TV unit to sofa, and the bathroom is 1.28 × 1.84 m, smaller than in the 2-bedroom. To compare, open the 20-ping 2-bedroom in 3D too.

Room sizes

  • Main bedroom: 3.24 × 2.74 m, 8.9 m² (2.7 ping)
  • Bedroom 1: 2.24 × 2.74 m, 6.1 m² (1.8 ping)
  • Bedroom 2: 2.24 × 2.34 m, 5.2 m² (1.6 ping)
  • Bathroom: 1.28 × 1.84 m, 2.4 m² (0.7 ping)
  • Living room: about 3.50 × 2.34 m, 8.2 m² (2.5 ping)
  • Dining: about 2.54 × 2.40 m, 6.1 m² (1.8 ping)
  • Kitchen: about 1.28 × 2.80 m, 3.6 m² (1.1 ping) (Includes the walkway)
  • Utility balcony: 1.40 × 0.80 m, 1.1 m² (0.3 ping)

How the area is counted

  • Outline area about 48.0 m² (14.5 ping): measured on wall center lines, utility balcony included, shared facilities excluded.
  • The ping in the title is the deed area. The 27.3% shared-facility ratio is an estimate and varies a lot between buildings.
  • Room sizes are wall to wall. Living and dining areas have no dividing wall, so they are marked “about”.

What to know in 3D

This is a sample layout drawn by KeepOnFirst, not the plan of any real building. Ping figures and shared-facility ratios are estimates. Check the builder’s plan and measure on site for real sizes.

  • The front door has no opening in 3D. It is only drawn on the sample plan; in 3D you see the entry floor tiles.
  • Balcony edges show as solid walls in 3D, not railings.
