20-ping 2-bedroom floor plan: 1 bath, one-wall kitchen

A sample 2-bedroom, 1-living-room, 1-bath layout for a 20-ping deed area with an estimated 27% shared-facility ratio. Indoors plus balcony is about 48 m² (14.6 ping). The two bedrooms sit side by side, with the bathroom and a short hallway between them, so you reach them without crossing the living room. Living and dining share one open space. The kitchen is a one-wall counter, and the front door opens into an entry area. Press “Open in 3D” to swap in your own sofa and bed sizes and see if they fit.

Design notes

  • Main bedroom is 2.84 m wide: a 174 cm double bed leaves about 55 cm on each side.
  • Bathroom is 1.38 × 2.14 m. Its door opens to the hallway, not toward the living room or dining table.
  • Living room is about 4.1 m wide: about 2.3 m from TV unit to sofa front, with room for a dining table beside it.

Room sizes

  • Main bedroom: 2.84 × 3.14 m, 8.9 m² (2.7 ping)
  • Bedroom 1: 2.34 × 3.14 m, 7.3 m² (2.2 ping)
  • Bathroom: 1.38 × 2.14 m, 3.0 m² (0.9 ping)
  • Living room: about 4.10 × 2.94 m, 12.1 m² (3.7 ping)
  • Dining and kitchen: about 2.70 × 2.94 m, 7.9 m² (2.4 ping)
  • Balcony: 2.80 × 1.00 m, 2.8 m² (0.8 ping)

How the area is counted

  • Outline area about 48.4 m² (14.6 ping): measured on wall center lines, balconies included, shared facilities excluded.
  • The ping in the title is the deed area. The 26.8% shared-facility ratio is an estimate and varies a lot between buildings.
  • Room sizes are wall to wall. Living and dining areas have no dividing wall, so they are marked “about”.

What to know in 3D

This is a sample layout drawn by KeepOnFirst, not the plan of any real building. Ping figures and shared-facility ratios are estimates. Check the builder’s plan and measure on site for real sizes.

  • The front door has no opening in 3D. It is only drawn on the sample plan; in 3D you see the entry floor tiles.
  • Balcony edges show as solid walls in 3D, not railings.
